All services are performed based on the New Mexico Home Inspection Board SOP and/or the InterNACHI SOP.

Prices may vary based on square footage and location.

The following services are NOT code inspections.

Full Home Inspection

A comprehensive evaluation of the home’s major systems and components, from the foundation to the roof. This inspection is designed to provide a clear understanding of the property’s overall condition, including both maintenance items and more significant concerns. The inspection focuses on three main aspects: Defects, Functionality, and Safety, and is conducted as a visual, non-invasive assessment of all accessible areas at the time of the inspection.

This is not a code inspection.

Pre-Listing Home Inspection

A pre-listing inspection helps sellers identify potential issues before putting their home on the market. Addressing concerns early can reduce surprises during negotiations and help streamline the selling process. This service allows sellers to list their homes with confidence and transparency. Pre-listing inspection follows the same process and criteria as a Full Home Inspection.

Pool/Spa inspection

This inspection evaluates the visible and accessible components of pools and spas, including equipment, structure, and safety features. We check for proper operation and note any deficiencies that may require attention.  This is a visual, non-invasive inspection. The goal is to help ensure safe and reliable use.

This is not a Code inspection.

Pre-Drywall Inspection

Also known as a Phase II inspection, a Pre-Drywall inspection allows key structural, plumbing, and electrical components to be viewed while they are still accessible. Identifying concerns at this stage can help prevent costly repairs later. It provides peace of mind during the construction process.

Monster Inspection

For the kids…

We check all areas of the home to ensure there are no ghosts, goblins, or ghouls. Ensuring the new home is safe and secure for the entire family. This service comes with a certificate so that you have proof that the new home is Monster Free!

Mold Testing / Inspection

Mold testing helps identify the presence and type of mold spores within the home. Air and/or surface samples may be collected and analyzed by a laboratory to determine levels and potential concerns. If elevated levels are found, further evaluation and remediation may be recommended. Lab testing takes 5-7 business days.

Drone Photography

For inspections or Listing photos, Drone technology allows for safe and efficient viewing of areas that may be difficult to access, such as roofs and larger properties. High-resolution images provide additional perspective and documentation.

Radon Testing / Inspection

Radon is a naturally occurring gas that can pose health risks if elevated levels are present. Testing is performed to measure radon concentrations within the home over a short term testing period (48-72 hours). Results provide valuable information to help determine if mitigation is needed.

Thermal Imaging

Thermal imaging uses infrared technology to help identify temperature differences that may indicate hidden issues. This can include areas of moisture intrusion, insulation gaps, or overheating components.

This service is free with all home inspections.

Additional trip fees will apply to locations that are more than an hour away from our office.
